Property Description

This private 41 acre hunting and recreational property borders state land located in Marathon NY, Cortland County. The property offers a desirable combination of an open field, rolling woodlands, a scenic creek gorge, and abundant wildlife. This is an excellent opportunity for anyone looking for a private hunting property, recreational getaway, or potential location for a country home or camp. The property features approximately one acre of open hay field near the entrance on Courtney Hill Road providing an attractive, open setting along the road with gently rolling terrain. From here, the land gradually slopes toward the wooded gorge below where Rocky Bottom Creek winds through the property. The combination of open ground, wooded hillsides, and the creek creates a beautiful and peaceful natural setting. The wooded acreage features a diverse mix of maple, birch, beech, hemlock, and pine offering seasonal color, natural beauty, and excellent wildlife habitat. During a recent walk of the property, several deer were observed, highlighting the area's abundant wildlife. The sale also includes two existing tree stands giving hunters a head start on enjoying the property. One of the property's most appealing features is that it borders Kennedy State Forest on two sides providing convenient access to additional public land for hunting and outdoor recreation. With its varied terrain, woodland cover, creek, and surrounding forest, this is an appealing destination for deer hunters, nature lovers, hikers, and anyone who appreciates the outdoors. Access is provided from Courtney Hill Road, a paved, town-maintained road. The open field near the entrance offers a possible starting point for someone considering a camp or year-round home. The property also offers plenty of room to enjoy hunting, hiking, wildlife observation, and other recreational activities. Conveniently situated between Marathon and Dryden, the property is approximately 20 minutes from Dryden, a short drive from Marathon, and about 40 minutes from downtown Ithaca.
